Project Details

The property is located approximately 5 miles from Downtown Columbus, adjacent to a new on/off ramp of the I-185. It’s 14 minutes from Downtown and 12 minutes from the Columbus Airport.

The site includes 44 acres of paved, flat land with multiple lots. There are multiple buildings with heights varying from 22-50 feet. Lots can be leased individually, with or without structures. There are nine existing transformers that could potentially be utilized for commercial operations.

The site is adjacent to a utility-owned substation (Figure 1) and served by Georgia Power. It is located in the Southeast power market (regulated market).

10 MW of approved grid power are available, with the potential for an additional 15 MW (25 MW, total). Energy costs are dependent on power capacity decisions. Based on utility tariffs, all-in energy costs are expected to be under $0.05/kWh with reasonable curtailment during peak prices.

Fiber internet is available and water is supplied by the City of Columbus.

Deal Structure

This property is available for a long-term land lease or joint venture. A deposit is required to secure the property and begin a 90-day due diligence period.

Energy cost numbers are indicative only and reflect assumed utilization, curtailment behavior, and current tariff structures; actual economics will depend on tenant operations and market conditions.
