POWER CAPACITY | 5 MW

The site has an approved Facility Extension Agreement (FEA) for 5 MW to be delivered on the following schedule:

  • 2025 Mid-August 2 MW
  • 2026 First Quarter 3 MW

DEAL STRUCTURE

  • Three-year lease with the possibility of two three-year extensions
  • Commercial real estate lease based on power capacity and land requirements
    • Power capacity based on maximum demand (MW)
    • Land leased in 2 acre parcels
  • Deposit required to secure property and begin 90-day due diligence phase

SITE DESCRIPTION

The site is located in ERCOT North and served by Oncor Electric. Delivered power is scheduled to be 3-phase, 13.2 kV.

The site is falls within the City of Dallas and is located approximately three miles from downtown in an industrial area.

The property is suitable for containerized data centers or permanent structures. The site consists approximately six acres of raw land with a security fence.

  • INTERNET: Available from local providers and Starlink
  • WATER: Available for contract from the City of Dallas

FUTURE EXPANSION & LOCAL INFRASTRUCTURE

The site developer has requested additional capacity from the Oncor, which is anticipated to be 5-10 MW. The delivery of this power is not yet scheduled nor guaranteed.

To support future expansion, the site developer controls additional acreage adjacent to the property.

Nearby infrastructure of interest for data center operations include:

  • Overhead transmission lines
  • Adjacent land large enough for a private substation
  • Cooling water in large volumes
  • High capacity fiber
