PROJECT DETAILS

POWER CAPACITY | 28 MW

The site has 28.9 MW of approved power capacity, to be delivered on the following schedule:

  • 2025 October 4.5 MW
  • 2026 June 24.4 MW

DEAL STRUCTURE

  • Three-year lease with the possibility of two three-year extensions
  • Commercial real estate lease based on power capacity and land requirements
  • Deposit required to secure property and begin 90-day due diligence phase

SITE DESCRIPTION

The site is located in the Southeast power market (regulated market) and served by Memphis Light, Gas and Water. Delivered power is scheduled to be 3-phase, 23 kV.

The property is located approximately five miles from Downtown Memphis, just off of I-55 and near the 61. It’s 12 minutes from Downtown and 15 minutes from Memphis International Airport.

The site includes 13 acres with 7.55 acres of paved land and a security fence. The topography is relatively flat and is suitable for containerized data centers or permanent structures.
